Loft Insulation Wester Hailes
Wester Hailes was built in the early 1970s as purpose-built flats and tower blocks, and much of it was rebuilt in the 1990s and 2000s. The newer low-rise homes that replaced the slab blocks are now twenty to thirty years old, and their lofts are starting to fall behind.

Insulated when built, but to an older standard
The original Wester Hailes was mostly flats, and much of it has gone. The high-rise slab blocks at Hailesland Park were demolished and replaced with low-rise housing, and a lot of the rest was renovated or rebuilt through the 1990s and 2000s.
Those newer homes were insulated when they were built, which is why people assume the loft is fine. But the standard at the time was well below what is recommended now, and the material has had twenty or thirty years to settle. A loft that was 150mm when it went in is often noticeably less today, against a current recommendation of 270mm.
The gap is smaller than in a 1930s house, so the job is quicker and cheaper. But it is usually still worth doing, and it is the kind of improvement that nobody else is going to arrange for you.
Who owns the loft?
Housing in Wester Hailes is a mix of council homes, housing association homes, including those run by Prospect Community Housing, and private ownership. If you rent, the loft is your landlord's responsibility. If you own, it is yours. In a block of flats, only the top floor sits under the roof, and the roof space may be shared.
Wester Hailes housing and what it needs
- 1990s and 2000s low-rise houses: insulated when built, now short of current depth and worth topping up.
- Upper flats in low-rise blocks: a roof space above, sometimes shared with the rest of the block.
- Ground floor and middle flats: no roof space above, so no loft work applies.
- Remaining tower block flats: no loft to insulate.
- Housing association and council homes: the landlord's responsibility, so speak to them first.
Whatever the property, the target is the same: 270mm of mineral wool at ceiling level, laid in two layers because joists are typically 100mm deep, with the eaves left clear so the roof can still ventilate. That depth is guidance for an existing home rather than a legal requirement, and it is the point past which extra material stops paying for itself.
We install loft and roof insulation only. No cavity wall insulation, no underfloor work, and no spray foam, which bonds to the roof timbers and causes problems at sale. Where old material is dry and clean it is topped up rather than removed, which is cheaper and works just as well.
Even in a newer home, topping up from a settled older layer to full depth reduces heat loss through the ceiling and takes something off energy bills every winter. A good installer keeps the eaves clear to prevent condensation and seals the hatch. A loft ladder can be installed at the same visit if you want easier access.
Where Wester Hailes sits, and why that matters
Wester Hailes lies on the south west edge of the city, between Sighthill and Juniper Green, with the Union Canal running through it towards the city centre and the bypass beyond. It was not substantially developed until the early 1970s, which makes it one of the youngest large estates in Edinburgh.
Because the newer housing was built in phases by a handful of developers and landlords, whole streets tend to share the same loft: the same trussed roof, the same hatch, and the same depth of insulation from the same year. That makes surveys quick and pricing predictable.
Trussed roofs are easy to insulate but awkward to store things in, because the timbers criss-cross the space. If you want storage, raised boarding can go over the top of the new insulation without crushing it.

Frequently asked questions
Probably some. It will have been insulated to the standard of the time, which was well below today's 270mm, and the material has settled since. We will measure it at survey and tell you honestly whether it is worth doing.
Speak to your landlord first. The roof space in a rented home is their responsibility, and they may already have work planned for your street.
Topping up a newer house is usually at the lower end of the range, because there is less to add. The survey turns it into a fixed written price rather than an estimate.
We do not carry out grant-funded installations, so all of our work is paid for privately. Scottish Government funding does exist, and it is worth checking with Home Energy Scotland on 0808 808 2282 before you pay anyone, including us. ECO4 and Warmer Homes Scotland are aimed at lower-income households.
Your title deeds decide. In many blocks the roof space is shared by all the owners, and work in it may need their agreement. The survey establishes this before anything is quoted.
Yes. We work right across the south west of the city, including the Calders, Clovenstone, Baberton, Sighthill and Juniper Green.
